Living in Boynton Beach
Boynton Beach grew in layers, and the layers still show. Ocean Avenue and the Intracoastal bridge, first opened in 1911, mark the oldest part of town. Lake Boynton Estates was the first planned subdivision in the 1920s. In the 1960s and 70s, developments such as Hampshire Gardens, Leisureville and Sterling Village covered former dairy land, and later growth moved west along Boynton Beach Boulevard and Congress Avenue.
Three kinds of Boynton
- The east side. Older streets near the Intracoastal and Ocean Avenue, a working marina area and condos with water views. Across the Intracoastal to the east are separate towns such as Ocean Ridge, Gulf Stream, Manalapan and Briny Breezes, each with its own rules.
- Active-adult and 55+ communities. Palm Beach County has a very large market for age-restricted communities, and Boynton Beach is a core part of it. Ownership structures differ: some are condos, some are co-ops, some are single-family with an HOA.
- Congress Avenue and the western suburbs. Shopping, Boynton Beach Mall, Boynton Town Center and newer gated and townhome communities, with easier access to I-95 and the Turnpike.
What to know before you buy in Boynton Beach
For a 55+ community, read the age rules and the resale rules first. Some communities restrict leasing, require board approval of buyers or limit how quickly you can rent. Those clauses affect both your plans and your eventual buyer pool. Michael reads the governing documents with you before you commit.
For a waterfront or east-side property, check the flood zone, the elevation and the age of the roof and electrical. Insurance on older homes close to the water is a real cost, and the quote can change a property's true monthly price. For condos, ask when the building last updated its reserves and whether any special assessment is on the horizon.
A short drive makes a big difference here. A home five minutes from the Intracoastal and one near the Turnpike are different purchases even at similar prices.
