Living in Palm Beach

The Town of Palm Beach sits on an 18-mile barrier island between the Intracoastal Waterway and the Atlantic, and the island is never wider than three-quarters of a mile. The town was incorporated in 1911 and is essentially built out, so supply is fixed. Henry Flagler made it a winter resort in the 1890s with the Royal Poinciana Hotel and The Breakers, and Addison Mizner designed 67 structures here between 1919 and 1924, including Via Mizner on Worth Avenue.

What the island offers

  • Estates and historic homes. Mediterranean and Spanish Colonial houses from the 1920s, including Mizner designs, as well as newer construction on oceanfront and lakefront lots.
  • Condominiums. Oceanfront and Intracoastal buildings, and converted historic properties like the Palm Beach Biltmore Condominiums, for owners who want the address without maintaining an estate.
  • Worth Avenue. About 250 shops, restaurants and galleries and the center of the social season.
  • Lake Trail. A 4.7-mile bicycle and walking path along the Intracoastal, a defining part of daily island life.
Before you buy

What to know before you buy in Palm Beach

The island is seasonal. The population swells to roughly 25,000 in winter from about 9,000 year-round residents, and many owners are away in summer. That affects timing for showings and which properties get quietly traded between owners rather than listed publicly. A broker with a long track record in the market matters here because off-market conversations are part of how it works.

Historic and architectural review is a real factor. Many properties are in historic districts, and renovations or teardowns involve town approval. Waterfront and oceanfront lots also carry coastal construction, flood and wind requirements. Insurance and the age of the roof, windows and mechanicals deserve as much attention as the interior.

Michael's marketing for higher-end listings includes aerial and architectural photography and international online exposure, which matters on an island where many buyers are not local.

Questions

Palm Beach buyer and seller questions

Do you handle luxury and waterfront properties in Palm Beach?

Yes. Michael's practice includes luxury residential, from condos to waterfront estates, and he markets higher-end listings with aerial and architectural photography and international online exposure.

Is the Palm Beach market seasonal?

Yes. The island is busiest from November to April and quieter in summer. Showing logistics and buyer activity follow that rhythm, so plan timing with Michael early.

What approvals apply to renovating a Palm Beach home?

Many properties are in historic districts or subject to coastal and architectural review, so exterior work and teardowns need town approval. Ask Michael to help you check the property's status before you buy.
