Living in Port St. Lucie
Port St. Lucie started as a planned community. General Development Corporation bought the River Park development and about 40,000 acres along the North Fork of the St. Lucie River in 1958, and the city incorporated in 1961. At the 2020 census it had about 205,000 residents, making it the sixth most populous city in Florida. It is one of the cities of the Treasure Coast, north of Palm Beach County.
Where buyers look
- Tradition. A newer community west of I-95 near Gatlin Boulevard, developed by Core Communities beginning in 2006 and modeled after a 1950s-style town, with room for more than 18,000 residences.
- St. Lucie West. Planned in the early 1990s, with neighborhoods, shopping and Clover Park, the spring training home of the New York Mets since 1988.
- PGA Village. A 54-hole golf complex with a learning center, in the Veranda area.
- River and canal properties. Waterfront lots around the St. Lucie River and the city's canal system.
- Established original neighborhoods. Older planned subdivisions, often with larger lots, closer to the river and Port St. Lucie Boulevard.
What to know before you buy in Port St. Lucie
Much of the city was platted in the 1960s and 70s, so older neighborhoods may have septic systems rather than city sewer, and some areas have special assessments tied to utilities and roads. Ask whether a property is on septic or sewer, and whether any assessment is owed.
New construction is plentiful here. If you buy from a builder, understand the contract, the incentives, the warranty and the HOA or community development district fees, which can add to the monthly cost. A home inspection is useful even on a new house.
The city sits close to major research and healthcare employers, with the Tradition Center for Innovation as a 150-acre research park. The Turnpike has two exits in the city, and Palm Beach County is a drive south, which matters for commuters.
